What I look for
Infill lots
Buildable lots in established Eastside neighborhoods, ready for a new custom or spec home.
Teardowns
Older homes where the land carries the value. Condition doesn’t matter — you don’t need to fix a thing.
Larger parcels
Acreage or oversized lots with subdivision or short-plat potential.
Estates that need a simple exit
Inherited property, family transitions, or situations where a clean, quiet sale matters more than a marketing process.
