We Buy Land

Have a lot? Let’s talk.

I buy lots and teardown properties across the Eastside — Bellevue, Mercer Island, Kirkland, Sammamish, and Issaquah — for spec home development. If you own a parcel and you’re weighing your options, I’d like to be one of them.

This is a direct conversation between you and the builder who would actually put a home on the property. No wholesalers, no assignment games, no pressure.

And if a lot isn’t the right fit for me, I keep relationships with other Eastside builders who are looking for land — I’m glad to connect you so your property still finds the right buyer.

What I look for

Infill lots

Buildable lots in established Eastside neighborhoods, ready for a new custom or spec home.

Teardowns

Older homes where the land carries the value. Condition doesn’t matter — you don’t need to fix a thing.

Larger parcels

Acreage or oversized lots with subdivision or short-plat potential.

Estates that need a simple exit

Inherited property, family transitions, or situations where a clean, quiet sale matters more than a marketing process.

Why selling builder-direct can make sense

No staging, no showings, no weekends of strangers walking through. No repair negotiations — I’m buying the land, not the house.

You get an offer grounded in real feasibility — zoning, critical areas, utilities, access — not guesswork. Because I do that homework before I make an offer, the number I give you is one I can actually close on.

Closing is flexible and timed to your needs, whether that’s fast or months out while you sort out a move or an estate. Terms are straightforward and in writing.

One honest note: a listed sale can sometimes net more. If I think that’s true for your parcel, I’ll tell you so.

How it works

01

Send the address

Send me the parcel address and anything you know about the property. That’s all I need to start.

02

Feasibility homework

I research zoning, critical areas, utilities, and what can realistically be built. On my time, at no cost to you.

03

We walk the property

We meet on site so I can see it in person and you can ask me anything, face to face.

04

Written offer

You get a written offer with straightforward terms. No obligation, no follow-up pressure.

Thinking about selling?

Send me the parcel address and I’ll take it from there. If it’s not a fit for me, I’ll tell you straight — and tell you what I’d do in your shoes.
